Extract

The extract, also known as ‘khata’ certificate, is a crucial document for registering a new property. It is also important for transferring the property’s ownership later. The document is proof that your property is on the municipal records and the construction been done as per the approved plan. In fact, you need this at the bank for taking a home loan.

Sale Deed

A sale deed is required for purchasing property and you have to produce the original document for establishing the ownership of the property’s title. Register the sale deed in the office of the Sub- Registrar where the flat is situated.

General Power of Attorney

It is used to prove that the person purchasing or selling the flat is authorized by the flat’s owner. The General Power of Attorney has to be submitted while opting for a home loan.

Mutation Register Extract

In the event that the property falls under the Gram Panchayat, you need the Mutation Register Extract, which offers the details of the past ownership. You can produce a copy of the document if needed.

Copy of the Building Plan

When you are buying a flat, get the building plan’s ( approved by the statutory body) copy to show that that the construction is a legal one and is done as per the established rules.
