f you have no clue what underpinning is, chances are you will be floored to know that there are several complicated things that come with the concept. However, its basic concept is quite simple -; underpinning is known as the process of supporting and strengthening a structure’s foundation. With suitable design and installation, this process is used to lift structures to a viable elevation, providing support to prevent further settling. Here are a few examples to consider hiring a foundation expert to determine whether underpinning is right for your situation:

1. The usage has changed, meaning the building/structure is being used for something different from what it was originally designed for.
2. Nearby construction has altered the soil, which means that supporting structures and foundations (including yours) may be affected.
3. The original foundation may not be stable or strong enough.
4. Economic factors set in, making it cheaper to support the old foundation rather than build a newer one.
5. The soil supporting the foundation may have changed over the course of time.

You should always have faith in your contractors, but even the best designs and installations have certain limitations. It’s important to ask your contractor about these when you are having your structures built. Some things to consider are:

1. Upheaval, which is any movement caused by extreme moisture. This issue can be due to negative drainage, plumbing leaks, acts of nature/man, etc. If they are left unattended, they can cause the foundation to rise, crack or distort.
2. Vegetation damage is another issue. Bushes, trees and other types of brush and plant life could draw moisture away from the structure. This will cause unsupported settlement in certain areas.
3. Movement outside the structure. In some cases, there is only one area of the structure which is being underpinned. This is the only area that will not be affected and that means all other areas will. A partial underpinning could cause serious risks in itself.
